CLIENT: Nicholson Kovalchick Architects and Thoughtful Balance

PROJECT GOAL
Morningside Crossing is a 46-unit affordable senior housing project consisting of a mix of one- and two-bedroom affordable and market rate units. The project combines a retrofit of an existing elementary school with a new addition constructed over on-site ground-level parking.  The project was built to Passive House standards under the Phius+ Passive Building standard.  The project will be all-electric, featuring a solar array on the roof, high efficiency heating and cooling systems, and heat pump domestic hot water heaters.  Building energy use, water use, and indoor air quality will be monitored and reported to the building occupants.
